Elda Management Services seeks quality residents for each property and screens each resident through credit and background checks. Applicants are required to complete a rental application and to provide credit information and references. Any delinquencies are reported to the bureau.
A thorough walk-through is done with the resident and an inspection report is filled. A video tape with the condition of the property is done before and after each resident.
Elda Management Services drives by properties to verify condition and random internal inspections are done in the presence of the resident.
All transactions affecting account balances are recorded and explained in detail. You will be able to see day-to-day transactions on our highly customized website.
Your monthly statements will be e-mailed, faxed or mailed depending on preference and copies of all work orders and receipts are kept on file to be distributed at the end of the year.
Annual account summaries will be provided to facilitate tax preparation.
We maintain a complete list of vendors who provide quality service at a low cost. Most repair and maintenance services are performed by outside vendors and contractors.
Additionally, ELDA Management Services does have in-house crews that are ready to perform turnovers and small repairs as the properties become vacant.
